Inland from the coast, the problem changes. Acle and the Broads villages are more sheltered from the wind, but they sit among rivers, marshes and trees, and the air stays damp for much of the year. That makes Broadland one of the best places in Norfolk for moss and lichen to grow, and roofs show it first.
Plenty of houses here have traditional red clay pantiles, with older brick cottages alongside newer homes. Clay pantiles need a gentle approach: the moss comes off by hand, and the tiles are soft washed at low pressure with a biocide, never blasted. Thatch is a job for a thatcher, so we leave thatched roofs alone, but we are happy to do the gutters, paths and drives around them.

Mature trees shade roofs and drop leaves and twigs into gutters. Blocked gutters overflow down walls, and that is how damp patches start indoors.
Clay pantiles last a long time if they are treated well. Pressure washing can crack and erode them, which is why we only ever soft wash a roof.

The bungalow gutters were overflowing down the front every time it rained. Liam cleared them from the ground, no ladder on the fascia, and showed me the camera before and after. Took the mess away with him. Price was the price he sent over.

No. Thatch needs a thatcher, not a cleaner. We are happy to clear the gutters, paths and drives around a thatched home, though.
Twice a year: once in autumn after the leaves come down, and again in spring. We clear gutters from the ground with a vacuum pole and check inside them with a camera, so there is no ladder against your fascia.
Roof treatments work best when it is mild and dry, so spring and autumn are ideal. In a hard frost the treatment does not take, so winter work depends on the weather. Get in touch and we will tell you honestly when your roof is best done.
